What should you list your Novi home at? Is it in excellent shape? If it is….
LIST IT HIGH !
When I say list it high I do not mean outrageously high. I mean you should list it at the top end of the comps. It should be at the high end of the range of homes. Novi homes in excellent shape are selling quickly and for more money than average homes. When I say excellent shape I mean it is move in ready with plenty of updates.
- Has the kitchen been updated?
- Have a newer roof?
- Have the bathrooms been updated?
- New carpet?
- Freshly painted?
- Newer furnace?
These items help too.

- finished basement
- large ktichen
- large master bedroom bath
- large walk-in closets
- granite countertops
So if you have a Novi home that is in excellent shape you should be listing at the higher end of the comps that have sold in the last six months. It does not matter whether it is a Novi home, or Plymouth home, or a West Bloomfield home the market is hot and who knows what a buyer will be willing to pay.
