So you are looking at homes on Oakland County Lakes and you are trying to compare them.  Prices forOakland County lakefront properties vary widely.  It is a common mistake for lake buyers and try to compare lakefront price by dollar per square foot, “average” selling price.  Sometimes they will get a useless estimate from an Zillow or Trulia.  These sites are good for cities that have up to date sold information andhomes that are similar.  But you can’t compare one Oakland County Lake property to another using a square foot basis.

Oakland County lakefront property pricing is affected by factors that don’t necessarily relate to the house itself.  A few factors that influence lake home values include:

  • Location, location, location – Sunset side, by the road, Hillside
  • Lake homes age
  • Lake size – Larger all sports Ski lakes will typically command higher prices.
  • Home square footage
  • Lake homes lot size
  • Amenities – both in the community and on the property itself
  • Lake frontage size
  • Lake frontage – sandy beach, weedy, mucky
  • Lake characteristics, including water quality, ecosystems, etc.
