 Yahoo Friday we closed on a client’s Waterford home.  Up to the very last minute we had problems with the lender and the closing company.  The lender had moved slowly throughout the whole process. We had to ask for 2 extensions.  It cost my client a $150 to extend the closing date the second time.  So finally after 75 days we got the deal to the closing table.

Even then we had issues.  HUD’s problems with the State of Michigan cause a tax lien to be put on the property so the prior 24 hours we didn’t know if we were closing or not.  Then the mortgage company did not send the wire on time. The deadline was 4 pm.  At 3 it wasn’t there.  At 3:15 it wasn’t there.  At 3:30 the wire wasn’t there.  At 3:45 it still wasn’t there.  The money still had not gotten to the title company at the 4 pm deadline.  Lucky for us they let the deadline slide and money arrived at 4:05.  Otherwise we would have had to reschedule the closing for 10 days later.  My client was a single mother with 3 kids that had to be out of her place the next day.  So that would have been a major problem.

But Yahoo we closed on her Waterford home.  She told me we looked at 120 Waterford homes over a year period.   Put in 8 offers.  Three of the offers the inspections were bad.  Four we were out bid on and the 8thWaterford home we got.  Yahoo!  Congrats to my client for not killing her mortgage person and to the title company for being patient.
