Number #1 If buyers think your home has not been maintained then they will have worries about future repairs and costs that THEY MIGHT OCCUR. So if your home has lots of little visual repairs it gives buyers doubts. It may be a chance that the buyers are going to have costs and have to deal with even more repairs than what they can see. So you can scare the buyers away by not doing the little repairs.
Number #2 Decor does matter. My example is a realtor’s brother had a lakefront home in Commerce. It was a 4000 square foot home that was in good shape, and a good layout. The killer when they listed it was the brother had furniture that looked like it came out of a dorm room. It was cheap furniture and scratched up. It was an $700,000+ home but the decor made it look bad. It took over a year to sell it. It would have sold sooner with some changes.

2) Open the drapes up in the daytime Let the sun shine in! Pull back your curtains and drapes so prospects can see how bright and cheery your home is. Home buyers do not like dark dreary homes. I can tell you that dark homes take longer to sell. Even if you brighten the pictures on the internet, home buyers are disappointed when they walk in the house. Turn on all the lights or add a lamp to make a dark room brighter. You will be glad you did.
3.) De-personalize your home. Get rid of the collections. Take down personal pictures. Especially pictures of vacations. You want home buyers to focus on your home not on what you did last year.
4) Most of the lawns and shrubbery around town look pretty amazing during the spring, summer, and fall. Lawns that have been fertilized look especially good. You know whether your home looks over grown or unkept. Spend the money to hire a landscaper to clean and trim up the yard. Don’t spend a huge money on doing it. Make it look good as inexpensively as you can.
5) Weed and then mulch all planting areas. Keep lawns freshly cut and edged. Remove all dead plants and shrubs. Add fresh mulch to the shrub beds. Add some annual flowers in the beds or add some small pots of flowers in places that will add curb appeal.
