Staging for Photos & Showings – Metro Detroit Lake front home selling tips

 

The appearance and condition of your lake front home is always important.. Here are some great tips to prepare your lakefront home to be photographed and shown to potential Metro Detroit lakefront homebuyers:

  • Curb Appeal – You now have two important curb appeal sides – lakeside and street side.  Both are very important.  You are just as likely to sell your home to somebody that is boating on the lake as you are from somebody seeing from the road.   So stand back and look at your Metro Detroit lakefront home from a distance.
  • Remove clutter and unnecessary furniture – Get rid of that extra table or the extra chairs. The more open and spacious rooms appear, the better.  Getting rid of 2 chairs at the kitchen table sometimes opens up the room.
  • Maximize waterfront views – Clean the lakefront windows and remove the screens.  You want a beautiful view of the lake.  Clean and remove obstructions such as large furniture, lamps, blinds, etc. from windows facing the water. Anything that blocks the lake view through the windows has to go. During showings, make sure curtains are open so the view of the water frontage is evident from as many rooms as possible.
  • Stage the exterior of your lakefront home – Create “exterior living areas” for entertaining around the outside of the home. Examples include setting barbecue areas with tables and coolers, colorful lawn furniture facing the waterfront, Annual flower or flower pots arranged nearby.  Remember the water accessories.  A few fishing poles, water skis, kid’s toy bucket and shovel, or a floating lounge chair placed in the right spot always helps.
  • Provide area information for potential buyers – Potential buyers may find a map of the lake or aerial photograph/survey of the property useful. Mark where you are at on the lake!   Some Metro Detroit lakefront buyers may be looking for vacation or investment homes. Put out a memory book of photos of the lake and your home being used.  Photos of tubing, wakeboarding, jumping off the dock gives buyers the visual nudge.  If they are new to the area, it is a helpful gesture to provide brochures featuring local restaurants, shops and amenities.
