Pt 2 Life of a Plymouth Realtor

 

So after getting through the perceived appraisal issue by the know it all and do it all mortgage guy we got a surprise call by the buyers agent.  The buyer had to leave out of the country to the Middle East because his mother was dying and was going to be gone two weeks.

We were SUPPOSED TO BE CLOSING ON FRIDAY….FOUR DAYS FROM NOW!  The buyer still did not have mortgage approval.   Well my clients really had no choice other than sign an extension. When a family member is sick and dying you have to be sympathetic.  I have been through that with losing my wife to breast cancer.  I know how it feels.  So we extended the home closing.  Otherwise my sellers would have to start all over by putting their Plymouth home on the market again.

So I called my favorite person in the world, the buyer’s mortgage guy.  He told me it was the buyer’s fault we did not have mortgage approval because the buyer changed his mind several times on what type of loan he wanted.  So it was the buyer’s fault and not the mortgage’s fault for not getting the loan in on time.

The bottom line was that we got mortgage approval on the day before we were supposed to originally close and the buyer still had 9 conditions to clear.  What that meant is that the buyer had to sign and get 9 different things for the underwriter to look over again! And the buyer was out of the country!

What a mess this mortgage was.  Well I kept my sellers updated on what was happening.  I was having to call the buyer’s agent and the mortgage loan officer everyday to stay on them.  We had to impress upon the buyer that time was of the essences.  That he had to get the documents in.

Well as of 4 business days before the closing we still had none of the conditions in. The day before closing we still had one condition to put in and clear.  So normally we would be getting docs to review for the closing, we didn’t even have a clear to close.

Well the morning of the second closing date we finally got the clear to close.  We scheduled the closing for 4 pm and finally got documents to review at noon.  We corrected the documents and closed at 4:30.

Whew, we got through it all and got it closed for my clients.  Just another day in the life of a realtor.  A little stressful for a week or so but we got the house sold and closed.  And my clients were happy!
