If you are smarter than your Realtor you really don’t need to hire one
This week has been tough. I have had two different clients that are much smarter than me when it comes to Metro Detroit real estate. Well at least they think so.
Let me tell you the story. Let’s call my buyer George. Well George wants a house in Commerce MI or Walled Lake MI. So we have been looking at foreclosed homes in Commerce MI and Walled Lake. There are some foreclosures in those cities. That is not the problem. The problem is that George wants a house in the $70,000 – $80,000 range.
Well the issue is that houses that are $70 – $80,000 are going to be a pit in Commerce or Walled Lake. You can get Livonia real estate that is $70 – $80,000. Or Redford or Westland MI home that fits that category. But you are going to find poor rundown homes that need a lot of work for that price in Commerce or Walled Lake.
So we upped our price to $90,000 which doesn’t give us much better houses but a few more choices. Well George then says the $90,000 houses are only worth $70,000. It is a very hot Metro Detroit real estate market no homes are going for $25% off list price. Sometimes you are lucky to find a home that is 5 -10% off. Many metro Detroit homes are going at list or above list price. No matter how many times I tell George this he doesn’t listen.
Unfortunately George has in his mind that he wants a $70,000 house in Commerce that is nice. George does not want to accept that either he is going to have to pay more to get a nice house or he has to look in a different city or he is going to get a fixer upper. But George won’t listen.
So if George won’t listen to me his Realtor who works and sees what is going on over 80 hours a week then we are both spinning our wheels. I can’t afford to take him out looking at houses when he is unrealistic. It is my gas money and my wear and tear on my vehicle that I am wasting. It is time I could be working with a client that is ready to buy a home in an area they can afford.
George unfortunately will still be looking for months looking for a “steal” that isn’t there. I wish you the best George in finding your dream home. I don’t have time to waste when there are good buyers that will either adjust their search criteria to find a home that fits budget or adjust their budget.
The moral of this story is…………….listen to your Realtor. If you are smarter than them…..then find the house on your own.
