Final Walk thru – Metro Detroit home buying tips

 

Don’t Rush or Skip the Final Walk-Through.  Never, Never skip the final walk-through! This is your last chance to examine the home before closing.  You never know what may have happened to the home from the time you last saw it at the inspection.

We have a story about final walk thrus that is one of the urban legends of real estate.  The story goes that the buyer doesn’t do the walk thru because they are busy.  They close on the house only to go to the house after the closing and find a terrible mess.  In the days before the closing the teenage son had missed the brake on the car in the garage and hit the gas.  The car had gone thru the garage wall and destroyed the cabinets.  The buyers had closed on the house and accepted and signed for the house “as is”.  I believe this is just an urban legend to let you know never to miss a walk thru.

Things do happen prior to closing.  Walls are damaged during move out.  One seller actually took light fixtures out of the house on one of my walk thru.  So do the walk thru.

Please understand that a “Final Walk-Thru” is NOT an opportunity for a new round of negotiations. A walk thru is to make sure that all the items that are supposed to be there are.  I.E. the furnace, air conditioner, hot water tank, and all the appliances that were in the contract are there.  The walk thru is to make sure there are no major issues or damage with the property that would require repair, action by the seller, or agreements at closing.
