Here is a quick update on South Eastern Michigan real estate and homes for sale.  It looks like the real estate market in Metro Detroit is starting to heat up after a somewhat luke warm winter real estate market. I have been talking to real estate agents all over metro Detroit and they are telling me the same thing I have been noticing.  Here is quick metro Detroit real estate update.   Our spring market is heating up simply because there are so few homes for sale out there.  There is a limited inventory.  Michigan home owners are not selling as often as they used to.  People are staying in their homes longer and not making multiple moves.  At one time the average home owner moved every 7 1/2 years.  After the mortgage meltdown many home owners were upside down.  They couldn’t move.  So now it is 7 years later and they are able to move, but many are staying put.

They are not opting to upgrade.  Even to downsize may not make sense because of the increased taxes.  They could get a smaller house with more taxes.  So they are not making the move.

 

Let me tell you what I am seeing in this South Eastern Michigan real estate market.   🔥🔥🔥🔥Metro Detroit real estate market is red hot again. I listed 3 Oakland and Wayne County homes last week, and all of them have sold!!!🔥

1.) Northville condo. We listed it $10,000 higher than any similar condo with the same square footage ever sold for. We sold it in 2 days, 6 offers, one $8,000 over list and another one $6000 over list price.  Only one was below list price. We had offers the first day and could have been gone but we wanted to let the people that had scheduled it to see it and have a chance to bid on it.

2.)  The second home was a lakefront house in Oakland County MI. It was listed last year but didn’t sell.  We sold to first buyer that saw it this year on the day we listed it for full asking price.  It was a clean move in ready home with some updates.

3.) The third home was a Farmington home for sale in Oakland County. It was nice home.  Well maintained.  Nice paint job, granite in kitchen, clean but it had worn carpeting, and some of the bathrooms were dated.  He had 34 showings in 6 days. And we sold it.. Sold!

In Novi in the last 30 days 45 homes sold and 21 of them in under 7 days.  In Rochester and Rochester Hills it is a little slower 53 homes sold in the last month and 18 of them under 10 days.  Birmingham 26 homes sold in the last month and 7 of them under 10 days.  St Clair Shores 69 homes sold.  33 of them sold in under 11 days.  51 homes sold in Shelby Township and 18 of them under 8 days.  49 homes sold in the Grosse Pointes.  18 of them under 10 days. In Allen Park 22 homes sold   11 of them under 7 days.  81 homes sold in Canton 33 of them under 10 days.  It is showing that a good percentage of the homes hitting the market are selling quick.  So if you are a buyer you need to be getting auto emails so you do not miss out on the homes.  Feel free to email me at yesmyrealtor@gmail.com so you do not miss out on the best deals.

 

Homes are selling.  Quick just because of the limited inventory especially if they are priced right or in very nice shape.  If your home is updated and move in ready you may be able to get more than any home in your subdivision or condo in the complex has gotten.  Buyers love move in ready updated homes.  They will pay top dollar for those beautiful homes.
