Russ Ravary’s home buyer tips – small bedrooms

As a metro Detroit home buyer there are many factors that affect a home’s value. It pays to know some of these factors as they can effect how long it takes to sell in the future and the homes future value. Sure some of these factors won’t change the price much. Usually it discourages buyers even to look at a home or when they see the issue they just end the viewing. As a Metro Detroit real estate agent I have seen it happen way too many times.

Today’s installment of Russ Ravary’s home buyers tips is about small bedrooms. Today’s home buyers like big bedrooms. They usually want a bedroom to be spacious enough to hold a queen bed. You would be surprised how many home buyers want a bedroom that will hold a king bed.
Sometimes bedrooms are small. Some so small only a twin bed or a full bed would fit into the room. That’s ok for small kids but as they grow they want bigger bedrooms. It’s not ok for adults. If there are small bedrooms in the house many home buyers will just pass on the house. They will walk into the house and then just end the showing because the bedrooms are too small. Even on rental homes it is important. Renters do not like small bedrooms any more than home buyers do.

You have to realize that the buyers will want to put dressers, or night stands, or even a desk, or a chair in the room too. Sometimes there is no room to even walk around the bed on one side. If you can’t open the closet door it is an issue too. I have seen people take the doors off the closet because the room is so small.
So you have to think about small bedrooms this way. Less buyers liking the house, less demand, the longer it sits on the market. Small bedrooms are a drag on selling the home now and in the future. Many times there is no easy way to make the bedrooms bigger. Moving a wall can be quite expensive. So if you are looking at a home that has small bedroom then you have to realize that it will be hard to sell in the future.

It is especially worse if there are only two bedrooms. Home buyers like to have at least two good sized bedrooms. So if there are only two bedrooms and one of them is very small it will be harder to sell the house in the future. As a Metro Detroit home buyer you need to know this. You can buy the house if you really like the house. It’s all about knowing how it will affect you in the future. If you know that it will be harder to sell in the future and still love the house then it is your decision.
