Livonia real estate update July 2014
Here is what is happening in Livonia real estate in July of 2014. Livonia real estate and Livonia homes are still hot. Part of the reasoning is that homes are still reasonable in the city. Add in good schools, low crime, and ease of access to highways and you get demand for homes. Livonia is not a hoity-toity community. It is a mixture of white collar and blue collar home owners with a wide ethnic diversity mix.
In July of 2014 there were 140 Livonia homes that sold. The lowest priced piece of Livonia real estate was a 1472 square foot home that needed a lot of work sold for $35,000. It was so bad that it was on the market for 165 days! So investors were even scared of the home. It was a 4 bedroom, 1 bath home. The highest Livonia home for sale that sold was a 2500 square foot, 4 bedroom, 3.1 bath home on Fairlane. This home sold for $340,000 in just 6 days. Beautiful homes that are updated and move in ready sell quickly and for top dollar and this is not different.
Of these 140 homes that sold in the last 30 days the average time on the market was 30 days and the average price per square for a Livonia home was $111. It was slightly different for the price of $200,000 to $300,000 Livonia homes. There were 37 of them that sold in the last 30 days. They were on the market an average of 14 days and sold for the average price per square foot of $120.

The closer your home is to move in ready ….the quicker your home will sell and it will sell for more money. You can’t expect to get top dollar for your Livonia home if it is in average condition.
