HUD horror story or could have been – life of a Walled Lake real estate agent
![]() I recently closed on a Walled Lake home with one of my buyer clients. They picked their own mortgage company which you can do. I have a list of three or four real estate companies that I have done business with who do a good job. So like most people I like to use who I know and trust. But I go with whoever you chose to use. Unfortunately my buyer picked a bad mortgage company. They were slow in doing things. So to get the mortgage started, slow to get the appraisal order, slow to get the clear to close. In fact we had to get an extension on the purchase contract closing date because they were so slow. It cost my buyer client a $150 to get the extension, but they had no choice. It was that or lose the house. So it shouldn’t be a surprise that the mortgage company was slow on the day of closing. They sent the final HUD over in the morning on the day of closing and then it took time between the title company, the mortgage company to agree on the final HUD. The next problem was that the mortgage company could not or would not send out the wire for the money until the HUD was approved. Well because it was late the wire was not sent until 3 o’clock. The problem was if the title company did not get it by four then the deal was off. It would have to be rescheduled. If that happened then it would be another 10 days to get new documents and a new closing date. Well that couldn’t happen as my buyer client had no where to live for the next ten days. So we were on pins and needles waiting for the money wire to arrive. It wasn’t totally the mortgage companies fault but if they were aware of HUD’s process’s they would have been on top of getting the HUD approved sooner. So it was just another stressful day in the life of a Walled Lake real estate agent. I think they sometimes just want to test my heart and nerves.
