How you should be pricing you Northville home right now
The Metro Detroit real estate market is very hot right now. There are still more buyers in the $150,000 to $450,000 price range than there are good homes. So it is my advice to look over the comps that I give you. Look at the condition of the other house that sold. Look at the pictures and the description on the MLS listing. How does your house compare to it? Is it in the same condition? Then it should sell for the same pricerange. If your house is in worse condition then it will probably sell for less. You have a better lot? Bigger Garage? Finished basement when the other one didn’t then those are add ons to price. Then if your Northville home is in good to great shape you should be listing it at the high end of the recently sold homes. I might even price it right at the recent highest priced home if your Northville home is in good to excellent shape. Homes are selling in under 30 days and I bet at least 30% of Northville homes right noware selling at or above list price. So when your Northville home has granite counter tops, or has updates you should be setting the price at or near the top of the currently sold homes in your sub. It’s a hot Metro Detroit real estate market your homewill sell quickly. Listen to your realtor and take their advice….they know the market better than you!
