What happens if you cannot make a decision quickly, and you need a week to think about my decision?  Be prepared to lose a few houses.  There is nothing I as a real estate agent can do to stop them from selling out from under you.

If it takes you a week to make a decision then it takes you a week to decide.  I can’t change that only you can.  The seller won’t wait until you make up your mind.   He wants to the sell the house, and he is going to sell it to the first person that gives him the money and terms he wants.  He has no idea whether you are really interested, if you don’t know.

It is the old saying, a bird in hand is better than one in the bush.  A buyer that has made a good offer is better than one that is going to see the house, or that hasn’t made up their mind.

Well, you say you are interested so the seller should wait for your decision?  Are you for sure you want the house?  Then make your offer now.

Can’t do that because you’re not sure?  Then why should the seller wait?

Bottom line is take the time you need to make a sound decision, but be aware that there are other buyers out there that may steal the house away from you prior to you ever making an offer.  In this Farmington real estate market of 2012 homes are selling quickly so try to make your decision as quickly as possible so you do not miss out on the deals.
