Novi Real Estate – Moving to Novi, Michigan

If you are thinking of moving to Novi or have a job relocation to South Eastern Michigan then you may want to know the average prices of the area.  That is always helpful when relocating to a new community.  Whether you are a Michigan resident or a transferee getting an idea of a communities sales prices is helpful to you.  I would start by looking on line on one of the big real estate websites.  Put in your parameters and price range of the homes you want to buy in.  That will quickly tell you whether you are realistic or not.

If you are seeing a bunch of homes in rough shape in your price range and then the homes you want in a price range that is fifty thousand more then something has to give.  It is not likely in this strong real estate market that sellers are going to drop their sales price $50,000.  It’s not likely that you will find even one beautiful house in your price point if all 30 or 40 homes are fixer uppers.  At this point you have to be realistic.  Either you have to raise your price range up or you have to start looking in a surrounding community.

Hopefully you have a real estate agent that is smart enough to keep you looking in your price range if that is all you can go up to.  If you can qualify for a higher price point then it is a different matter.  Going out to look at homes that way out of your price range is just wasting your time, the real estate agents time, and getting your hopes up for nothing.  You must be realistic and the sooner that you are the easier it will be to buy a home.

Novi Michigan has a wide range of homes and condominiums for sale.  You will find that Novi condominiums in the past year have sold for as low as $80,000.  Residential homes start as low as $100,000 though most of them start in the $150,000 range or higher.  At the upper end Novi has many beautiful luxury estate subdivisions and estate homes that range up to and over the $1,000,000 price point.

There are 3 lakefront condos in Novi that sold for over $600,000 however most of the condos sold from the $80,000 to the $600,000 range.  So whatever price range you are looking for you may be able to find a home you are interested in Novi.  If you can’t find what you like expand your search to the neighboring communities or talk to your mortgage person and see if you can up your price range.  If you look at the table below you will see that the average price of the homes sold in the last year is $358,873 which I would say is right on for the many different types of subdivisions in the city.  It is the same way with condos with the average being in $126,000 range.

You will see that they have about a 3 month supply of homes in Novi right now and about a 45 day supply of condos for sale.
