So let’s talk about making an offer. Making an Offer is not hard. You have to first determine three things when making an offer.
1.) What type of Metro Detroit real estate market is it? Are Canton homes selling quickly, and at or close to list or over list price. If these are very little Canton homes to chose from. Then it may be a seller’s market. If homes are sitting on the market for 30, 60, 90, 120 days and there is a lot to choose from then it is a buyer’s market. Ask me and I will be able to help you in what type of market you are in. It sometimes varies from city and area.
2.) How bad do you want the home? Does your wife have to have this Canton home? Or is it just OK? Are you willing to keep looking? Or is it the best Canton house you have see? Deciding how bad you want it helps you decide whether you bid to get it or really try to bargain to get a deal.
3.) Price of recent sold homes in the area that are similar. This is your starting point. If 2400 square foot Canton colonials in excellent condition are selling for $260,000 and the house you are looking at is 2400 square foot and in excellent condition….most likely the seller knows it is worth $260,000 and wants around that price.
So now how bad do you want it for the type of real estate market you are in. These Canton real estate home buyer tips apply to any home whether it is in Wayne, Oakland, Washtenaw, or Livingston County. So before you make an offer on a Canton home or any home try to figure out these three items. That way you can make a sound bid to win the home at a price you want.
