Do you consider yourself smart or gullible? My wife went to a place the other night with some girlfriends. One lady is a real estate agent who has been in the business for 25 years. It was interesting what she said. She tried to say that the Metro Detroit real estate market was not that bad. She said that the media was blowing the bad news about the Metro Detroit real estate market out of proportion. That homes were selling and that she was quite busy. Then why did she have to take a second job?
I guess I don’t understand how some agents can lack credibility and try to snowball people. If you live in Metro Detroit you know real estate is taking a hit. There are for sale signs in every neighborhood, homes are taking up to a year to sell, and home prices are falling. Even the Detroit Free Press our local Detroit paper had a front page article stating on how we had such a huge inventory of homes in the Metro Real Estate Market. Those are real numbers, so are those Oakland County housing market reports, Wayne County housing reports, and Livingston County housing market reports. Those numbers are real.
I prefer to tell the clients the truth up front. That if I list your metro Detroit Home it is going to take time to sell and that you are going to have to price it low. There are fewer qualified buyers in Metro Detroit. IT IS A BUYERS MARKET WHERE IT IS NOT UNCOMMON FOR PEOPLE TO BUT IN OFFERS OF 10 -20% LESS THAN LIST PRICE. And sometimes they get accepted.
I don’t want you mad at me for listing your house and blowing smoke “telling you that the outrageous price you want for your home is great” or “that I can sell your home in 30 days.” It is tough out there in the Detroit housing market.
